2. No Structural or Engineering Advice
Jay's Building Advice does not provide structural engineering, geotechnical, or formal engineering certifications. Any references to structural elements, load-bearing components, or building techniques represent general commentary based on standard building practices. Where structural calculations, engineering designs, or formal certifications are required, clients must engage an appropriately qualified and registered professional engineer (RPEQ).
3. No QBCC Licensed Construction Management
Jay's Building Advice operates solely as an independent consultancy and owner's advocate. We do not act as a licensed builder, head contractor, project manager, or construction manager as defined under the Queensland Building and Construction Commission Act 1991 (QBCC Act). Specifically:
- We do not contract to execute, supervise, manage, or carry out residential building work or regulated trade work.
- We do not issue directions to trades, manage site safety, or hold primary contractual control over construction sites.
- All building work must be contracted directly with appropriately licensed QBCC contractors who retain responsibility for site management, safety, and compliance with statutory warranties and building standards.
4. Independent Consulting & Inspections
Our reports and advisory services reflect visual, non-invasive observations made at specific points in time. They do not replace statutory inspections required by local council certifiers or private building certifiers.
